I offer an interior design service which can be separate to architectural services focused on creating considered, functional spaces that sit naturally alongside a wider design vision.
These services provide specifications of materials, finishes, joinery & bathroom designs, window dressings, fixed fixtures and fittings.

Services cover the range of services expected of a CDM Principal Designer as set out in the Construction Design and Management (CDM) regulations 2015 and Building regulations Principal Designer as set out in Part 2A the Building Regulations for which the Architect is authorised to perform.

All fees are tailored to the the scope of service and reflective of the scale, complexity and potential variables of each project. Fees are based on the time required to provide my personal service to a high standard and not as a percentage of the construction cost.

Process
It starts with you
0- Initial Consultation
Used to get to know the client to fully understand their specific needs and aspirations. It also provides an opportunity to carry out a site visit and undertake a basic site appraisal, identifying opportunities and constraints presented by the site.
1 - Preparation and Brief
Based on the initial consultation this stage is used to define the project brief. The client will receive a comprehensive document describing the building and its setting, confirming site designations, planning history and context; the aims and objectives of the client and requirements for other consultants and third party services. The scope of service of further stages will also be clearly defined together with fees for each stage based on an estimation of how much time is required.
Now the vision
2 - Concept Design
Based on the brief, the first part of this stage is used to prepare indicative spacial layouts and mood boards comprising relevant precedent images to illustrate the look and feel of key spaces. These will be presented to the Client, providing opportunity to give feedback on the proposals. The second part of this stage is used to prepare a concept design proposal including proposed plans, elevations and 3D visuals where appropriate.
Drawings and information prepared as part of this stage can be used for the purposes of submitting a pre-application enquiry to the local authority .
3 - Developed Design
This stage is used to refine the concept design proposals and make any amendments as required together with setting out details and specification. Drawings and information prepared as part of this stage can be used for the purposes of submitting a planning application
Layer on the detail
4 - Technical Design
This stage is used to finalise details and specification. Drawings and information prepared as part of this stage can be submitted as part of a building regulations application and issued for pricing or tender to contractors.
Bring it to life
5 - Construction
This stage is used to prepare and coordinate works on site as required and guide you through handover for occupation.
